1. Scope and parties

1.1 These terms govern the Dueo programme between Dueo [company name, registered office, company and tax numbers of the Hungarian Kft. dedicated to Dueo, once incorporated], the landlord or property manager that enrols units (“Landlord”), and the tenants of those units (“Tenant”).

1.2 Under the programme, a Tenant earns points for rent paid on time. The Landlord funds the points.

Due date
The rent payment date stated in the lease.
Working day
A day that is not a Saturday, a Sunday or a public holiday in Hungary.
On-time payment
The full rent credited to the Landlord’s account on or before the due date, in one or several transfers. If the due date falls on a Saturday, a Sunday or a public holiday, the deadline moves to the next working day.
Late payment
Any rent not credited by that deadline.
Reward rate
The percentage of the monthly rent earned in points for one on-time payment: 1%, 2% or 3%, set by the Landlord for each Tenant.
Point
1 point = €0.01.
Pending points
Points earned but not yet unlocked.
Unlocked points
Points that belong to the Tenant after the unlock condition is met.
Streak
Consecutive on-time payments.

3. Landlord terms

3.1 Subscription. €9.99 per apartment per month, or €107.89 per year paid in advance. €4.99 per student room or bed per month, or €53.89 per year paid in advance. Prices exclude VAT. Prices are published and identical for all Landlords; a price change applies to an annual subscription from its next renewal date, and to a monthly subscription, which renews automatically each month, 30 days after the Landlord is informed.

3.2 Pilot. During a pilot agreed in writing, the subscription is free and the Landlord pays only the points earned.

3.3 Reward rate. The Landlord sets a reward rate of 1%, 2% or 3% for each Tenant. The Landlord alone decides the criteria, for example the risk the Landlord sees in that Tenant. Dueo gives no assessment or recommendation on any Tenant.

3.4 Points billing. Points are billed to the Landlord at cost, only when they unlock. The Landlord never pays for pending points that are reset by a late payment. When unlocked points expire unused (4.9), their value is credited to the Landlord on the next invoice; Dueo keeps none of it.

3.5 Invoice. One invoice per month: subscription plus points unlocked in the month.

3.6 Payment verification. The Landlord connects, read-only, the bank account that receives rent, through a licensed open-banking provider, or confirms payments from its own records. Ambiguous payments (two rents in one transfer, unknown payer) are sent to the Landlord to confirm.

3.7 Stopping. The Landlord can stop the programme at any time; the stop takes effect at the end of the current month. On that date, the Tenants’ pending points unlock and are billed to the Landlord on the final invoice. An annual subscription paid in advance is not refunded if the Landlord stops before its renewal date; the Landlord may instead keep the programme running until that date. Points already unlocked remain the Tenant’s.

4. Tenant programme rules

4.1 Free. The programme is free for the Tenant: no fee, no subscription, no credit card. The Tenant pays rent as before.

4.2 Earning. Each on-time payment adds points equal to the Tenant’s reward rate times the monthly rent, as pending points. Example: rent €675, rate 1% = 675 points (€6.75).

4.3 On time. A payment is on time if the full rent is credited to the Landlord’s account on or before the due date, in one or several transfers. A partial payment by the deadline counts as late. There is no grace period after the deadline. If the due date falls on a Saturday, a Sunday or a public holiday, the Tenant has until the next working day.

4.4 Unlocking. After 3 on-time payments in a row, pending points unlock and belong to the Tenant.

4.5 Late payment. A late payment before the unlock resets pending points to zero and a new streak starts. A late payment after an unlock resets only the points of the current streak. A late payment never costs the Tenant money.

4.6 Never taken back. A late payment never removes unlocked points, and gift cards already issued are never withdrawn. Unlocked points expire only as set out in 4.9.

4.7 Redemption. Unlocked points are converted into gift cards from brands in the Dueo catalogue. The Tenant chooses the brands, can split the balance or keep part of it. Some brands set minimum or fixed card amounts. Cards are stored in the Dueo app.

4.8 No cash. Points cannot be exchanged for cash.

4.9 Points validity. Unlocked points that are not converted into a gift card expire 12 months after the date they unlocked. The Tenant receives a notification in the app 30 days before expiry.

4.10 Gift card validity. Each gift card is valid for the period set by the brand that issues it. Dueo sets no validity of its own. The expiry date of each card is shown in the app.

5. Data, partners and changes

5.1 Payment data is used for the programme only. It is never sold, transferred or used for targeting. See our privacy policy.

5.2 A paying partner is always shown as such and receives no personal data of Tenants.

5.3 Programme rules are written before the first payment and do not change during a lease without at least 30 days’ prior notice to Landlords and Tenants.
